Location Characteristics

FORECAST Nishishinjuku is located in the Nishi-Shinjuku area situated to the west of Shinjuku Station, which is one of the largest terminal stations in the world. Shinjuku Station is prominent in terms of access convenience, as many railway lines are available including JR, Keio, Odakyu, Tokyo Metro and Toei Subway lines. This feature has made the areas around the station a busy and highly thriving commercial zone with a concentration of major department stores and a variety of shops.

In the areas, the Nishi-Shinjuku area is called the “Shinjuku Subcenter” and is known for the office complex that is among Japan’s largest business districts, primarily comprised of a flock of skyscrapers represented by the Tokyo Metropolitan Government Building. In particular, high-rise buildings have been newly constructed one after another in recent years, further expanding the scope of the office building area westward. Many companies have set up their headquarters in the Nishi-Shinjuku area that features a high level of access convenience and many excellent buildings. A lot of companies have also established branches and business offices as area bases covering the western part of central Tokyo.

Of the Nishi-Shinjuku area, the northern area where the Property is located also has a relatively large number of small- and medium-sized office buildings. Although the area offers more of a retail atmosphere, there is no particular concentration of certain business categories, indicating that a wide variety of clients coming to the area. In addition, like areas having a terminal stations, demand from tenants such as various clinics and cultural schools is also expected.

The Nishi-Shinjuku area is one of the major office areas in central Tokyo, and will not lose this position going forward.

Property Features

FORECAST Nishishinjuku is approximately a five-minute walk from Shinjuku Station on the JR lines, located on a corner lot along the Otakibashi-Dori street that runs northbound from the west exit terminal of Shinjuku Station, and enjoys a certain level of recognition in terms of visibility and convenience.

As the Property is in an environment with a strong retail atmosphere, demand is expected from a wide variety of business categories, including offices that serve visiting customers, in contrast to typical office properties.

Completed in 2009, the building is relatively young and characterized by its appearance that gives the impression of jutting out by having a wide-spanning fenestration and takes advantage of its being located on a corner lot. Its specifications including the OA-compatible floors of 50mm and a ceiling height of 2,650 – 2,700mm should command a certain level of competitive advantage over the neighboring areas in which there are many buildings that were built many years ago.
